Re: [HumJanenge] Need help regarding Mumbai building plan

A residential building plan without a kitchen is unique!!

The alcove could be free of FSI area and enclosing it after OC by residents for the purpose of a kitchen would be illegal and subject to demolition by BMC. I would like to see the Plans, if you permit, as I am doing research on such free FSI areas.

Dear all,

I need some help regarding a building plan passed by the Brihanmumbai
Municipal Corporation.

The landlord of our building who is developing the property has got
approval for the building plan which shows two rooms, a
bathroom/toilet and an alcove instead of a kitchen.

The alcove which the builder is trying to pass off as a kitchen to the
residents is approximately the size of a small passage. Some of the
houses have alcove mentioned in the plan approved by the BMC, but the
draft plan given to the tenants show kitchen instead.

Need the help of someone who is familiar with how the building plan to
help me out.

1. Can the BMC pass a plan for a residential building without
individual kitchens in every dwelling unit?

2. What are the specifications for the kitchen?

3. What are the norms for constructing alcoves inside residential units?

3. Any other information that could be of use to us.

Regards

Shiv Kumar
